1. Acceptance of Terms

By accessing and using Tulum.immo ("the Website"), you accept and agree to be bound by the terms and provisions of this agreement. If you do not agree to these Terms of Service, please do not use the Website or our services.

2. Services Provided

Tulum.immo provides luxury villa rental services and concierge services in Tulum, Mexico, including:

• Luxury villa rentals and vacation property management
• Private chef and dining services
• Private transportation and airport transfers
• Wellness and yoga services
• Spa and massage services
• Sacred ceremonies and spiritual experiences
• Personal concierge services
• Event and wedding planning services

3. Booking and Reservations

3.1 Booking Process

All bookings are subject to availability and confirmation. A booking is confirmed only when you receive written confirmation from Tulum.immo via email.

3.2 Payment Terms

• A deposit of 50% is required at the time of booking
• The remaining balance is due 30 days prior to arrival
• Bookings made within 30 days of arrival require full payment at time of booking
• Accepted payment methods: bank transfer, credit card, or other methods as agreed

3.3 Security Deposit

A refundable security deposit may be required for villa rentals. The amount varies by property and will be specified at the time of booking. The deposit will be returned within 7 days of departure, subject to property inspection.

4. Cancellation Policy

4.1 Villa Rentals

• More than 60 days before arrival: Full refund minus 10% administrative fee
• 30-60 days before arrival: 50% refund
• Less than 30 days before arrival: No refund

4.2 Services

Cancellations for additional services (private chef, transportation, etc.) must be made at least 48 hours in advance for a full refund. Cancellations made less than 48 hours before the scheduled service will not be refunded.

4.3 Force Majeure

In the event of circumstances beyond our control (natural disasters, government restrictions, pandemics, etc.), we will work with you to reschedule or provide alternative arrangements.

5. Guest Responsibilities

As a guest, you agree to:

• Respect the property and maintain it in good condition
• Comply with maximum occupancy limits specified for each villa
• Respect quiet hours and neighborhood regulations
• Not engage in illegal activities on the property
• Report any damage or issues immediately to property management
• Leave the property in the same condition as upon arrival
• Follow all house rules provided for the specific property

6. Liability and Insurance

6.1 Property Damage

Guests are responsible for any damage to the property, its contents, or shared facilities during their stay. Costs for repairs or replacements will be deducted from the security deposit or billed separately.

6.2 Personal Belongings

Tulum.immo is not responsible for loss, theft, or damage to guests' personal belongings during their stay. We recommend that guests obtain appropriate travel insurance.

6.3 Travel Insurance

We strongly recommend that all guests purchase comprehensive travel insurance covering trip cancellation, medical expenses, and personal liability.

7. Service Standards

We strive to provide accurate descriptions and high-quality services. However:

• Property photos and descriptions are for illustrative purposes and may vary slightly from actual appearance
• Services are provided by qualified third-party vendors who operate independently
• We reserve the right to substitute similar accommodations or services in unforeseen circumstances
• Service availability may vary based on local conditions and vendor availability

8. Privacy and Data Protection

Your use of our services is also governed by our Privacy Policy, which explains how we collect, use, and protect your personal information.

9. Intellectual Property

All content on this website, including text, images, logos, and designs, is the property of Tulum.immo or our content providers and is protected by copyright and intellectual property laws. You may not use, reproduce, or distribute any content without our written permission.

10. Modifications to Services and Terms

We reserve the right to modify these Terms of Service at any time. Changes will be effective immediately upon posting to the website. Your continued use of our services after changes are posted constitutes acceptance of the modified terms.

11. Dispute Resolution

Any disputes arising from these terms or your use of our services shall be resolved through good faith negotiation. If negotiation fails, disputes shall be subject to the laws of Mexico and the jurisdiction of courts in Quintana Roo, Mexico.
